This home sale taught me a lesson that you already knew. You handled this brilliantly. I thought a home has a market price and should sell for that price. I felt that remodeling or fixing obvious problems does NOT make sense if the market value doesn’t go up by that amount. You and various real estate agents over the years have talked about those things don’t raise the value but they make it sell faster. This made no sense to me because no other asset works that way. When we saw low comps and slow activity you rapidly lowered the price twice which I applauded then (and now) because most financial investors aren’t willing to cut their losses on a bad investment. But I still did not understand what you had been telling me.  Here is what I now realize. A home has two inherent prices (both fluctuate over time – of course). One price is the amount it should sell for based on the best comps of homes that waited to get the right deal. This is the price it will sell for ONLY when someone comes along and views this house as the perfect home for them. This can take months or years for that person to come along. The other price is a much lower price at which it will sell to people who LIKE the home but don’t view it as the only one that fits their needs. The remodeling we did moved more people into the former (higher) priced category and you were wise enough to hold out for that price. The reason we paid close to full market value when we bought this house is that it was perfect for us and that is why the new owner paid market price.  Thanks for getting us the right deal. You are my real estate hero.
